WBK completed design and zoning entitlements for Lincoln Valley on the Fox in North Aurora, Illinois. The proposed age-targeted neighborhood encompasses 100 acres of the former Fox Valley Country Club introducing 374 units, including traditional single-family, duplex, and attached townhomes.
The site features a significant grade change from east to west with further complicating topographic features typical of golf courses. A substantial drainage way bisects the property leading to proposed storm water detention facilities fronting IL Route 25. WBK, as primary land planners, goal was to preserve the existing drainage way while designing surrounding neighborhoods around the highest and best quality existing trees. During the concept phase a conscious decision was made to amenitize these areas by allowing home sites to back up to these important environmental features. This allowed for a network of green space to organically flow throughout the site with the addition of proposed trails and walking paths.
The main entry into the site terminates on the centrally-located Clubhouse amenity overlooking a proposed naturalized park area. This amenity features a warming kitchen, workout facility, community room and media rooms, along with a pool and pickleball/shuffleboard courts. Spinning around the Clubhouse are three distinct enclaves. The first, located in the northern half of the property consists of traditional single-family units. The southern half of the site incorporates both duplex and attached townhomes. All homes are designed with the age-targeted buyer in mind, thus featuring small, maintenance free lots with first floor master-bedrooms.
The project was successful in gaining its approvals from the Village and construction is set to begin in Fall 2018.
